In a transformative move for Bengaluru’s property ecosystem, the

Bruhat Bengaluru Mahanagara Palike (BBMP)

has officially launched its

online portal for B Khata to A Khata conversion, announced by

Deputy Chief Minister D.K. Shivakumar.This digital initiative aims to eliminate manual bottlenecks, ensure process transparency, and simplify property documentation for lakhs of property owners across the city.

The system is part of BBMP’s broader plan to integrate

property tax, ownership, and E-Khata data

into a single verified digital platform. 🔷

Understanding the difference between these two classifications is crucial:

A Khata:

Fully approved properties compliant with building bylaws and BBMP regulations — eligible for loans, trade licenses, and resale.

B Khata:

Properties listed under the property tax register but pending full regularization — often in layouts awaiting approval or partial compliance.

BBMP has also released detailed

guidelines for property owners

applying for plot approval and Khata conversion through the online system:

Important Instructions

Property must have a

valid Final E-Khata (Form-B).

Applicable only for plots or plots with buildings

up to 2000 sq. meters (≈21,527 sq. ft).

For larger plots, applications must be submitted by

GBA-enrolled Architects/Engineers

at

https://bpas.bbmpgov.in.

Documents Required Before Applying

Aadhaar-based eKYC

of all owners.

Single Plot Plan

by an Architect/Engineer/Authority.

Private Road Sketch

connecting the plot to the public road.

Building Plan

by a registered professional.

Payment Requirements

Conversion charges

under Section 95 of the Karnataka Land Revenue Act, 1964.

5% of guideline value

under Section 45B of the Karnataka Stamp Act, 1957.

Other applicable processing fees as per BBMP norms.
