According to the BDA notification dated 25 August 2026, the e-Auction process commences on 7 September 2026, with the last date for expressing interest fixed as 19 September 2026 at 5:00 PM IST.

Who Can Participate in the BDA e-Auction?
According to the notification, the auction purchaser should be an Indian citizen.
Participants are required to upload prescribed identity and supporting documents, including:
- Voter ID
- Driving Licence
- Passport
- Aadhaar / Unique ID
- PAN Card
- Photograph and signature in the prescribed format
The notification also provides participation provisions for registered partnership firms and participation through guardians/friends in the case of minors or persons without computer knowledge, subject to the stated conditions.
BDA e-Auction EMD – ₹4 Lakhs Per Site
The Earnest Money Deposit (EMD) is specified as:
₹4,00,000 per site
The EMD and applicable e-Auction fee must be remitted through the prescribed process on the e-Procurement portal.
The notification states that unsuccessful bidders' ₹4 lakh EMD will be credited back without interest, subject to the applicable terms.
Important Bidding Rule
One of the important conditions in the BDA notification is that the bid amount should exceed the base price by 10%.
For example, the notification explains that if the base price is ₹45,000 per sq. metre, the bidder should quote more than ₹49,500 per sq. metre. A bid of exactly ₹49,500 would be rejected under the example provided.
The notification also states that there should be a minimum of two bidders for each site and that a single bidder will be rejected.
Payment After Winning the BDA Auction
Successful bidders should carefully comply with the payment deadlines.
As stated in the BDA notification:
- The successful bidder receives an e-Auction advice letter by email.
- 25% of the total cost, after deducting the ₹4 lakh EMD, must be remitted within the stipulated period.
- The notification specifically states that failure to remit the required 25% within 72 hours of receiving the e-Auction Advice Letter, or late remittance, can result in forfeiture of the ₹4 lakh EMD.
- After payment of the 25%, the remaining 75% is to be paid within 45 days of receiving the allotment letter, as specified in the notification.
Buyers should therefore arrange their finances before participating in the auction.
Physical Verification Before Bidding – Very Important
BDA specifically advises bidders to physically verify the auction site before bidding.

BDA reserves the right to withdraw sites notified for auction during the auction period without assigning reasons.
2. BDA can accept or reject bids
BDA reserves the right to accept or reject bids as provided in the notification.
3. Site dimensions
If there is a difference between the notified dimensions and actual dimensions, the notification provides specific procedures regarding payment/refund and correction.
4. Joint registration
Joint registration is subject to BDA's specified conditions. The notification states that only certain blood relations—spouse, sons or unmarried daughters—are eligible for joint registration along with the auction purchaser, provided the required details and documents are uploaded during participation.
5. Jurisdiction
Legal proceedings relating to auction sites are subject to the jurisdiction of courts in Bengaluru.
